Rental fraud using Pix has become common in Brazil's major metropolitan areas — São Paulo, Rio de Janeiro, and Belo Horizonte — where housing demand is high and many tenants search for accommodation online before visiting in person. Fraudsters post listings on OLX, Facebook Marketplace, or ZAP Imóveis using photos of real properties and collect a Pix security deposit before any physical visit has taken place.
Because Pix settles instantly, the fraudster receives and withdraws funds within minutes of the transfer, leaving no recoverable balance for the MED mechanism to act on.
How this scam works on Pix
A listing appears with photographs of a desirable apartment at a slightly below-market rent. The 'landlord' explains they are temporarily absent from São Paulo and cannot arrange an in-person viewing until after a Pix security deposit confirms the tenant's commitment. A tenancy agreement — generic, with minor inconsistencies — is provided by email to reinforce the impression of formality.
After the Pix transfer the landlord becomes difficult to reach, then unreachable. When the tenant arrives at the property, the real owner or occupant is surprised by the visit and has no connection to the fraudulent listing.
Common red flags
- Landlord unavailable for in-person viewing and insists on Pix deposit before any visit
- Listing price slightly below comparable properties in the same neighbourhood
- Tenancy agreement provided by email with formatting or spelling inconsistencies
- Property photos appear on a reverse image search under a different listing or address
- Landlord communicates exclusively through WhatsApp and has no verifiable identity
- Urgency framing: other interested tenants will take the flat unless the deposit is paid today
How to protect yourself
- Never pay a Pix deposit before viewing a property in person
- Verify the landlord's ownership at the Cartório de Registro de Imóveis covering the property address
- Arrange a physical visit with the actual occupant or a licensed real-estate agent before any transfer
- Reverse image search listing photos across OLX, Airbnb, and Google Images
- For higher-value deposits, engage a licensed imobiliária to intermediate the rental — their fiduciary responsibility provides an extra protection layer
How to report it
- Activate the MED mechanism immediately via your bank app if funds were transferred recently
- File a Boletim de Ocorrência at the state Delegacia Virtual
- Report the listing to the property portal and provide evidence of the fraudulent communication

Can I use the Cartório de Imóveis online to verify ownership?
Yes. Many state Cartórios now offer online searches or QR code verification of property registration. The CRI (Certidão de Registro de Imóveis) confirms the current registered owner. If the name on the certificate does not match the name of the person requesting the Pix deposit, do not proceed under any circumstances.
