Telegram rental groups function as informal classified boards in many cities, particularly for short-term lets, shared housing, and expat communities. The lack of identity verification and the ease of abandoning accounts create an environment where rental fraud can be executed at scale.
Victims include domestic renters priced out of formal rental markets and international arrivals who have not yet established local networks or understood the risks of informal rental channels. The deposit is often their first major expenditure in a new location.
How this scam works on Telegram
A listing appears in a Telegram rental group — often a property that was recently listed on a legitimate platform at a higher price. The Telegram listing is discounted, and the 'landlord' responds to enquiries quickly and encouragingly.
A video or photo viewing is offered in lieu of an in-person visit — the scammer sends stock footage of the interior that does not match the real property. The prospective tenant is told that demand is high and a deposit must be transferred immediately to secure the unit.
After payment, the landlord provides a move-in date that is repeatedly postponed. Eventually all contact ceases. Some victims arrive at the property to find it occupied by the genuine owner who has no idea their property was listed fraudulently.
Common red flags
- Landlord only communicates via Telegram with no phone call or in-person meeting offered
- Video tour provided but cannot be verified as belonging to the specific property
- Rent is lower than comparable properties and landlord attributes this to a quick exit
- Deposit requested by immediate bank transfer or crypto before a tenancy agreement is signed
- Landlord is unable to provide proof of ownership despite multiple requests
- Rental group post appears to be copied from a legitimate listing site
How to protect yourself
- Insist on a verified in-person viewing before paying any deposit
- Request a land registry search result confirming the landlord's ownership of the property
- Never pay a deposit via cryptocurrency or instant transfer to an unverified private landlord
- Cross-reference the listing on established property portals to check for duplication
- Use a formal tenancy deposit protection scheme where available in your jurisdiction
- Consult a local housing charity or tenants' union for guidance on safe renting practices
How to report it
- Report the Telegram user via 'Report > Scam' from within the conversation
- File a police report if deposit funds were transferred
- Alert the Telegram group administrator so the scammer can be removed
Frequently asked questions
Is a video viewing of a rental property sufficient before paying a deposit?
No. Video viewings can use footage of a different property entirely. An in-person or live video call viewing where you can direct the camera to specific features is the minimum standard before committing a deposit to a private landlord.
