Portugal's tight rental market — especially in Lisbon, Porto, and the Algarve — is heavily exploited by rental-listing scammers who list non-existent or unavailable properties on OLX.pt, Idealista.pt, and Facebook Marketplace. Victims, including a high proportion of expats unfamiliar with the Portuguese market, pay deposits and first-month rent before discovering the property is not accessible.
DECO (Defesa do Consumidor) and the Polícia de Segurança Pública (PSP) have issued warnings as Portuguese rental fraud complaints rise in line with housing scarcity. Properties in central Lisbon neighbourhoods such as Alfama and Bairro Alto are most commonly used as fraudulent listings.
How this scam works on Portugal
A convincing listing appears below market price on OLX or Idealista. The 'landlord' responds only by email or WhatsApp, claiming to be abroad (often citing work in Mozambique or Angola, which is culturally plausible for Portuguese-speaking contexts) and unable to show the property.
They request a deposit via SEPA bank transfer or MB WAY to 'secure' the rental before their return, promising to send keys by courier. After payment, contact ceases and the listing disappears.
Some operations use Airbnb-style rental contract templates in Portuguese to appear legitimate, complete with fabricated NIF numbers for the 'landlord'.
Common red flags
- Rental price well below the going rate for the neighbourhood
- Landlord communicates only by email or WhatsApp, never by phone or in person
- Request for deposit before viewing the property
- Landlord claims to be abroad and will post keys after payment
- Listing photos appear on other property sites via reverse-image search
- Contract includes a NIF that does not match any individual at portaldasfinancas.gov.pt
How to protect yourself
- Always view a property in person before paying any deposit
- Verify the landlord's identity and property ownership at the Conservatória do Registo Predial (land registry)
- Use DECO's rental contract checklist at deco.proteste.pt
- Pay deposits only by bank transfer to an IBAN matching a verified Portuguese individual or company
- Never send MB WAY to a landlord you have not met in person
- Search the listing address in Google Street View to verify the property exists as described
How to report it
- Report fake listings to OLX.pt or Idealista.pt using the platform flag feature
- File a complaint with PSP or GNR at gnr.pt
- Seek guidance from DECO at deco.proteste.pt/reclamacoes
Frequently asked questions
Is a Portuguese rental contract via email legally binding?
A written tenancy contract has legal weight under Portuguese law, but a scammer will never honour it. Verification of identity and property ownership through official registries is essential before any payment.
